Rula Developments Plans for Chapeltown Green Belt

As part of the Sheffield Plan, multiple green belt sites in Chapeltown are facing the prospect of the development of industrial units. In their communications, Sheffield City Council refer to these sites as "employment" sites, which is a nicer way of saying "ugly warehouses".


Site (CHO4) in the Sheffield Plan lies north of Cowley Hill (S35 2YH). Rula Developments state on their website that they have "secured a hybrid promotion and option position of over 110 acres of land". With proximity to the M1, they say the site is "a prime regional and national location for industrial and distribution businesses and can accommodate up to 1 million sq ft of new space".

How Does this Green Belt Site Look Today?


Resident Jo Tunstall has provided the below video showing how this industrial site will impact on the chapeltown skyline. Jo films from an area referred to as "strawberry fields" which is also earmarked for housing development under the Sheffield Plan. There are plans to build 549 houses on these fields - read more about plans to build on Chapeltown's green belt here. Jo highlights a big industrial warehouse in the video which she says is currently "to let".

The clock is ticking! The consultation period ends on Friday 11 July, 2025. Make sure your voice is heard by joining the local campaign to protect the green belt in S35. The best way to stop these plans is to make an objection to the Sheffield Plan, following the advice of your local campaign.
