In this article, we focus on plans to build on green belt in the Chapeltown area of Sheffield. The plans include the construction of 549 new houses plus commercial units on 50 hectares of green belt. The Sheffield Plan proposes building 1,666 new homes and several commercial units on Green Belt land in the S35 area, including Grenoside, Ecclesfield, Oughtibridge, Wharncliffe Side, and Chapeltown.
Planned Green Belt Housing and Commercial Developments in the Chapeltown Area of Sheffield
Plans to build on the Green Belt in Chapeltown include several important conditions. Developers must take flood risk into account.The plans also aim to retain the existing public footpath, and key hedgerows must be preserved to act as wildlife corridors, as outlined in the Sheffield Plan.
In addition, the Chapteltown sites will need a full Air Quality Assessment. This must show how much of the new housing falls within areas of poor air quality. Homes can only be built in these zones if there are clear regeneration benefits and strong actions are taken to reduce the impact on air quality.
Planned Housing On Green Belt Land to the East of Chapeltown Road
The proposed housing development site (CHO5 on the below graphic) lies to the east of Chapeltown Road (S35 9ZX). The area takes up 19.62 hectares and 549 houses will be build on 13.73 hectares within this zone. The plans acknowledge that the site is within 250m of a historic landfill site
This area is part of the Green Belt in Chapeltown, which means the Government’s "Golden Rules" for green belt land apply. These rules require that open green space is included in any plans, and that a higher percentage of affordable housing is delivered compared to non-Green Belt sites. At a local drop-in session in Chapeltown, councillors confirmed that 30% of homes would be affordable — with most being social housing rentals.

Planned Commercial Developments on Green Belt Land in Chapeltown
Three green belt locations are earmarked as employment sites in the Chapeltown area. Upon questioning at the Chapeltown drop-in session, councillors said that proximity to the M1 had been a factor in this decision and that the type of units built would include warehouses. The also said these buildings would help with the economic growth of the city. Residents were sceptical about this as they questioned whether we needed more sites like this and whether this type of low-wage employment was what the city needed vs attracting businesses with executive roles to have bases in the city centre.
The three green belt sites marked for commerical development on in Chapeltown cover 50 hectares in total. These areas are marked as NES36 (16.37 hectares), CH03 (18.06 hectares), and CHO4 (15.61 hectares) on the below graphics.
