Plans to Build on Green Belt in S17, S10, and S12

A lot of focus has been on plans to build on green belt in S35 and S13 because these areas are disproportionately impacted, leading to mass mobilisation of local residents and fierce grass-roots campaigns. However, the Sheffield Local Plan also includes plans to build on green belt in S17, S10, and S12.
So far, I haven't heard of local campaigns to protect the green belt in S10, S17, or S12 (but please do get in touch if you know of one, I will be sure to highlight it!).
Given government pressure on the council to meet housing targets by 2039, it is likely that if campaigns are successful in leading to the rejection of any of the proposed sites, the shift to other green belt areas in Sheffield will occur. Indeed, as Sheffield City Council say in the literature at local consultation events, if the current plan is rejected, it is likely that the government will build on even more green belt land!
This is why it is so important that anyone who cares about retaining our precious green belt spaces, speaks up now - because if it isn't impacting the land close to your doorstep now, it could be very soon. You can write to your local MP and sign national petitions - in addition to joining local campaigns and objecting to the current plans.
I digress.... let's take a look at the plans to build on the green belt in S10, S17, and S12 areas of Sheffield.
Green Belt Plans for the S17 Area of Sheffield
The Sheffield Local Plan has earmarked green belt land in Dore (SWS19) for the development of 82 homes. This area lies to the north of Parker Lane (S17 3DP).
The plan notes that this area is of archeological interest and acknowledges that the site is also close to a historic landfill (so developers must assess any risks and carry out any needed clean-up). Plans must follow policy GS3 to keep the landscape’s character. A 6m buffer must be left next to the nearby Local Wildlife Site to protect the grassland.
Due to this housing development being on green belt, the green belt golden rules apply.

Green Belt Plans for the S10 Area of Sheffield
The green belt development planned for the S10 area of Sheffield involves the construction of 258 new homes in an area spanning over 9 hectares. The area marked SWS18 on the below graphic highlights the area of green belt between Lodge Moor Road and Redmires Conduit in S10.
As with all developments on green belt land, the golden rules apply, meaning a percentage must be "affordable housing". The council explained at a drop-in session that this will be mostly social housing rentals.
The Sheffield Plan notes that any planning application for this green belt site in S10 must include a full assessment of environmental impacts. Where needed, developers should make up for any harm by improving the quality and access to nearby Green Belt land. Flood risk, as highlighted in the Level 2 Strategic Flood Risk Assessment, must be carefully considered. All recommendations and flood-related measures should be dealt with before or during the planning stage.

The Plan states that a 10m buffer must be left next to the nearby wildlife site and watercourse to protect nature and that the site plan must reduce visual and landscape impact and fit well with the surrounding area. This S10 Green Belt site also affects heritage assets. Proposals must follow the Heritage Impact Assessment or agree suitable steps with the council to avoid harming heritage and its setting.
Green Belt Plans for the S12 Area of Sheffield
There are plans to build 304 new homes on green belt in S12. Land to the South of White Lane in the Gleadless area of Sheffield will be host to this development (marked SS19 on the below graphic). This green belt site spans 10.84 hectares. As with all sites, green belt golden rules apply.
The Local Plan states that a full environmental assessment is necessary and if any harm is caused, it should be balanced by improving the quality and access to nearby green belt land. The plans say an agricultural land survey is needed and note that development may affect heritage assets. The watercourse through the site (Robin Brook) and an appropriate buffer to it will be protected from development.


Which Other Green Belt Areas of Sheffield are Impacted By The Sheffield Plan?
The Sheffield Plan heavily impacts green belt land in S35 and S13. There are plans to build 1,738 houses on green belt in Handsworth, 1,666 houses on green belt in Grenoside, 105 houses in Wharncliffe Side, and 549 houses plus multiple industrial sites on green belt in Chapeltown. As I have lived very close to the s12 project for about 71 years, and over the years witnessed how heavey the traffic as got over the years I realy worry over the impact probably 600 vehicles will make especially at pèak period, the impact on the wildlife and the brook that runs through the middle of the land, lots of different species live on that land, and is good recreation for the present and future generations, the infrastructure in the area is not substantial to take the amout of people that this area would have to tolerate, the up keep of the area is not sustainable as it is with the council resources stretched to the limit.
